As you rightly pointed out, one must first notice that there is a segmentation in the real estate sector. I will classify this into two segments namely affordable homes and luxury homes. In relation to supply, there is an oversupply in the luxury homes segment whiles the affordable homes segment is poorly undersupplied. The reverse holds for demand, where the demand for affordable homes is high alongside for the demand for luxury apartments is dwindling. I believe there will be a crash in the luxury homes segment looking at the numerous projects in the system
