  There is nothing wrong with. the chieftaincy ACT, The biggest problem is the LAND Acts that has given the Chiefs the authority to to sell lands.
  I think if we want to solve the problem
  1 we need to revoke that land act that has given powers to the chiefs to sell lands anyhow they like.
  
  The new land ACTs must be explicitly ban all the chiefs from selling lands by their own.
  if a chief want an expansion of community settlements - he must apply to the Town and country planning authority.
  here the Town and country planning Authority must do their survey , demarcate the land ,for roads, schools, Hospitals social amenities first before given the rest for to be demarcated as building plots.
  
  2. to stop the greediness from selling all the lands at a particular regime, we must explicitly give timelines as to when a chief could apply for another survey and demarcation plan . eg if you apply for 100acres of land which is the maximum , you could do any second application after the next 25years.
  this would help prevent one chief from selling all the stool or family lands under his Regime .
  3. the leasing Acts need to be abolished completely- that if you sold the land it remains sold, there is nothing like 99y or 100 leasing years - this would also help to stop the chiefs from selling the lands anyhow, because they know that if you sell it it shall remain sold till the end of the world..
  4. The Government must also in collaboration with the chiefs allocate over 40R% of the green lands in every community and districts for faming purposes only.-
  here we could enact an Act of parliament that protect family lands as familands , and farm lands are been prohibited from buildings and settlements

  My humble advise is that the Chieftaincy Act in its current state is alright. It does not need any alterations now. The government should trek cautiously in its attempt to temper with the Act. Any additions or subtractions to the Act which should be carefully thought out in order to avoid confusions and dissatisfaction. We want Ghana to continue to remain in one complete whole. Do not do anything that will give some ethnic groups the cause to agitate for secession. This secession signs, idea/plan is simmering already. Therefore, Politicians have to be careful not to rush to satisfy any bogus campaigns promise.
