The State Housing Company Limited’s (SHC) decision to sell houses at prices starting from GH¢950,000 has sparked debate online, with the cost drawing attention to the challenges many Ghanaians face in owning a home.

The company has opened sales of two-, three- and four-bedroom houses under its Surge Homes project at Amrahia in the Greater Accra Region, where it is developing 195 residential units.

The prices have prompted questions about whether the houses are within reach of ordinary workers and families, particularly at a time when raising the money needed to purchase a home remains a major challenge for many Ghanaians.

The company held an open house event on October 10 and 11, 2026, allowing prospective buyers to inspect the properties and make reservations.

The development features detached houses within a residential community with security and other facilities.

However, the starting price of GH¢950,000 means prospective buyers would need to raise an amount close to GH¢1 million, excluding additional costs associated with purchasing a property.

For many Ghanaians, the price has brought renewed attention to the gap between the cost of housing and what ordinary workers can afford, especially those who rely on monthly salaries and may struggle to save enough for a mortgage deposit or outright purchase.

The debate also highlights wider concerns about access to affordable housing, as high property prices and the financial requirements for homeownership continue to make buying a house difficult for many households.

The final cost of the houses will however depend on the type of unit selected and any additional charges attached to the purchase. Details of the prices for the larger units and the available payment terms could also help prospective buyers determine whether the properties are within their reach.

SHC is also pursuing housing developments in other parts of Ghana, including Kumasi, Tamale, Cape Coast and Takoradi.
