Tripling net profit to GH¢195.6 million looks like a turnaround until you split operations from paper. Revenue rose. The bigger jump is a fair-value revaluation of investment property. That lifts ROE and the margin. It does not put cash in the account. Operating cash flow to revenue stayed negative.

Zero interest-bearing debt is the healthier fact. A state developer that funds itself and pays a slightly higher dividend is rarer than a revaluation gain. Oxygen City will test whether the model travels beyond Tema land banks. SIGA should keep publishing both the profit and the cash line. Housing stock that only fattens the balance sheet is not yet a town.

You make all these paper profit from revaluation and of course it does not reflect in paid out dividends to share holders. It is not cash but cooked from the books by increasing the value of assets from historical cost. It is lawful but problematic with bloated balance sheet. Often leads to bankruptcy when such assets are leveraged for loans. TDC should not be celebrating this one off event.
