Ghana has resources that has been abused, misused and squandered by our leaders thereby creating a 1 percent supper rich class, a small percentage group of so-called middle class and a majority of the population feeding off scraps from the table of the elite class.
In this type of economic breakdown or socio-economic structure it takes smarts for business venture to grow and gain market share from the competition. The Ghana mortgage industry needs three important ingredients that is lacking because of the dimwits at the top of Ghana’s decision making drivers. A mortgage financing bank or financial institution must do the following to succeed:
1. Build on planned lands areas where roads leading to and within proposed estates are of the Accra-Tema motorway quality and where each address has lights, water and sewage system connectivity readily to go.
2. Modern day CCTV and intrusion systems must be available option package for homes to be built.
3. Home designs and structure must be efficient and precisely geared to the average honestly earned incomes of Ghana's workers and not what corruption brings in. Middle class homes must not exceed US$100,000.
Ghana's so-called middle class are underserved with banks engaged in unconscionable gorging interest rates on mortgage loans. Ghana investors, yes there are some from the Diaspora, but a majority of investors in Ghana, I surmise, are children of the looting political elite class that has been in charge of Ghana ever since our independence and their current status in life derived connections of pop and moms; they should know it is better to make small but a continuous flow of monthly ROI dividends than a huge ROI check that may not last because of a smaller customer base.
