He's obviously lost interest in you and wants to keep around until he's fully secured his next relationship. Break up with him, destroy everything that reminds you of him and move on. We've all made mistakes. Nobody has lived this life in your skin before so this is bound to happen at a point. Move on. Drag yourself out of bed every morning and do something productive. You'll look back after 5 years and smile.

Finally, for the sake of the future and doubts, you should never register properties you both contribute to, in one partner's name only. You'd lose if your partner has no conscience.

As for the investment just tell him your business is going down so you need additional capital injection or want to start something so you want sell your portion of the land to him or he should borrow you to the tune of your investment in a very polite way so his mind would not think you are breaking up. But the one you lend to him you can take it.
