It seems to me that the people who are in charge of Ghana'a housing policy do not have a clue about what affordable housing.
To start with housing must be seen as human right issue. That every person must have roof over their heads at rent levels that are within their means.
If house building is left to private developers the object will no longer be affordable but profit making.
I like to suggest that the policy makers must look into self build cooperative housing. Self build would enable homeless people to band together with help from government to acquire land and funds to build their homes by contributing their own labour (also known as sweat equity). An experience builder could be employed by the government to supervise and manage the building process for the self build groups. This process would also help the people to acquire skills in the building industry and eventually enable to them to secure jobs and economic empowerment.
The private sector cannot and will never be able to promote affordable housing. They will never abandon the profit motive .And profit making is not about affordabilty.
Give the homeless the means to help themselves. talk to them instead of private developers.

Didnt the previous govt build some of these flats that were almost completed and the current govt failed to complete them because the credit, they thought, would not be be attributed to them?

Everybody knows it's a idea but the problem is the politicians turn round and buy these buildings/apartments and rent them out to the poor who can't afford to buy.

This is another elitist solution to a basic and common problem which every household will like government to use its power and influence to resolve. The solution to offer the ordinary man into the hands of the rich and priviledged in the societyis being hatched.
It is the wish of ordinary homes to acquire their own homes and have their peace of mind not to rent anymore.
What Ghanaians want is the sanitization in the land acquisition and ownership process to enable individuals, no matter poor to acquire land and put up their own accomodation no matter how long it takes them which can be conveniently bequeathed to their families.
The estate companies are building to make profits which the poor person cannot afford.
Our governments do not actually understand our problems so they go about solving problems which are not our main concern.
Ghanaians should open their eyes because nobody will do that for them because those we are expecting to do are the ones who are cheating us to enrich themselves.
The NDC government has been a disappointment because this a government that tout itself as pro-poor. Are their decisions pro-poor?
I am sad for the people of Ghana who want people to think for them and sleeping with their God given brains.

Privatization is not the panacea Ghanaians are making it out to be. The issue with Ghana's helter-skelter development is not just an issue of housing but an issue of lack of planning and infrastructure development. For people who know and should know, we have communities in Accra which were developed during the Nkrumah CPP days and since and yet they are all faced with dilapidated and chocked gutter and drainage systems. To the credit of the CPP Accra had a managed Kaneshie Estates, Labone estates, Dansoman estates and later the Community one through 18 estates in Tema which have all been planned and built.
Unfortunately, after the fall of Nkrumah in 1966 and under ignorant military leaders those estates and their surroundings saw the deterioration of infrastructure systems such as lights, telephone lines and gutter/drainage systems that are choked with silt and sand. Tema community estates have seen the same; these planned areas do not exist in isolation or island of their own and must use the very city drainage systems. A failed and ill-maintained drainage system in the city eventually affects all and the need for sewage processing plants more acute now than ever. The solution is as follows:
1. Have a government agency that is tasked with the sole development of all chieftaincy and private lands earmarked for sale by owners; each such area shall have named streets, electricity and water mains and meter, drains/sewage and property addresses prior to sale to development entities and citizens. Sale prices of these pre-developed lands shall include all pre-sale expenses incurred by government and s fraction of a percentage of profit to government coffers.
2. Because private entities driven by profits do fail and or skirt standards by bribing and corrupting officials at government institutions with jurisdiction. As such, once Government has set residential and commercial zones within communities no agency private or public shall obtain a permit to do otherwise.
Privatization of Ghana’s development always lead to rapid and unchecked development standards without a care in the world for universal standards but profits by foul means. Show me a planned estate community in Ghana and I will show you a community of delusional residents who drive through ghettos to arrive at their so-called gated community where drainage systems and the filth they put out pours down on to less affluent communities. This is not a recipe for planned and maintained development but a continued scramble for riches by foul means.
