This is simple. If anyone sells something that does not belong to them they go to jail. But with land a huge chunk of those selling stolen land are chiefs, Abusia payin, basically some so called big shot who may have had previous dealings or ownership before so it somehow looks like he was selling his own land to someone but if you sell your goat to me and I pay for it, you cannot sell it to someone else. We all know that you end up in jail.
The only reason why such theft continues is our laws are not worth shit. On paper ok but in practice pure shit. If our legal system worked do you think Airbus will be a flagbearer. Do you think addo after adjapaa will not be sitting in jail today for attempting to steal all our future gold royalties. Do you think Bissue can be seen filly filly taking bribes and yet stand as MP same as Nyantachi.
There is a total breakdown of the law in Ghana.

There are cases where land was acquired through a reputable company selling plots after having bought acres, sells them for development, all due diligence done, papers issued, legal documents done, walls built then a few years later, some chief with amoeba brain, toddles around and starts a fight to claim the land is his causing many issues and pain Untill the courts do something. A process which can take years. How can you have peace? Always problems.lands commission and politicians stealing also and selling multiple times. Nonsense since before independence.

You should get a land surveyor to get a site plan of the said land in your name to conduct a search at the lands commission. Most often, the site plan from these sellers are genuine but at a different location.

The best way for one to be sure of ownership of a land can't just be only the name on the site plan. It's high time the land commission results should come with a picture or a copy of the owners identification card to full proof the ownership better than just a name.
Knowing that the possibility of one getting a site plan over a particular land which doesn't belongs to him/her is 100% in this country. This vacuum at the commission needs to be closed if they wants litigation to stop.
