  Ha! so it has taken all these years for these tenants to finally stand up to the South Africans especially Yohan who is a bully and racist. A message to the tenants: A few years ago when one of the tenants tried to stand up to the South Africans none of you supported him and now he no longer has a business. If you had been united then we could have stand ground and showed them they cannot bully there way through the Ghanaian system and bring there ridiculous white South African mannerisms to this country.   Let the tenants unite and refuse to succumb to the intimidations of these landlords. If all tenants decide to leave the mall and they don't get new ones, they will begin to reduce the rents and relax their demands and rules.

  Ghanaians are not united, if they are they will stage a boycott. but if some of you are willing to be on the side of the tenant, the tenant will take all of them for granted.

  Ghanaians often do not stand up for rights. There is always one person who stands up and then everyone watches them because they do not want to be seen as the "bad person". The management at the high end retail spaces being put up in Accra need to be checked. If not, they will simply siphon money from tenants and these retail spaces will become ghost towns.

  Yes, That is exactly what Ghanaians deserve in the long run when some sections of this country still prefair Merchant Bank be sold to the racist South Africans. When will Ghanaians learn from their neighbour Nigeria. You can't as a foreigner in Nigeria own any business without an indeginised majority particioations. Go ask South Africans if Stanbic Bank Nig. is structured the same as in Ghana, if MTN, Dstv particularly are not made to have local Directors and evrn local programme contents. Ghana should enact laws that will give Ghanaians majority stakes in all business that intend doing business here, except mining and oil explorations because Ghanaians don't as yet have locally built technology or financial capacity to do so. Every other investing businesses must come under Ghanaian majority share control, that way no foreigner will attempt to replicate conditions that fon't fall under our laws arbitrarilly.

  We are always overwhelmed by events that we should have planned and laid down the proceedure. When oh when will our leaders be "PROACTIVE" and do what's right for the people.
  Lastly I thought there was a rule that NO commodity or service should be charged or quoted in any foreign currency.
  I for one just because of the geographical position of the Accra Mall I refuse to shop in that mall. The Tetteh Quarshie Interchange idea came about in order to reduce traffic which it did by only may be 40%. So, why would they approve for a mall to be put up at that spot knowing the traffic situation. If we want to learn from the whiteman then we must do it well. In the USA you can barely find a big shopping mall in the heart of the city. Besides New York City (Manhattan) every mall I know is always at the outskirts of the town/city with huge parking space.

  If, as the tenants of the Mall claim, the proposed new terms are contrary to the terms of their existing leases and are also in breach of provisions of the Ghana Rent Act, what is stopping them from taking the matter to the Court to have it resolved? A press campaign while helpful in drawing attention to their grievance, will not provide the remedy they require. They should pool resources and engage a good lawyer to stop their exploitation. I find it ridiculous that a landlord can demand that a tenant should pay a percentage of his turnover as additional rent. That will constitute taxation and it is plainly unlawful and unconstitutional. I urge the tenants to head quickly to Court.

  There are some good points that had not been addressed to the landlord by the 'journalist' (I use this term lightly). For example, what is the landlord saying about the accusation that they are not abiding by the Rent Act with respect to the % increase in rents?
  
  In theory, the rates are not suppose to be charged in US dollars but the government is the first group guilty of this sin. look at the port. Valuations are based in US dollars and then charged in Cedis, given the prevailing exchange rates. Will the BoG go after the government??? Of course not.
  
  To me, it looks like these tenants have short term leases and the management want to implement new terms when they sign new leases. The landlord is wanting to grab more money from the tenant and is increasing the price.
