  Calculating value of real estate on basis of number of bedrooms is very unrealistic.You guys need better basis for determining the values of property in different parts of Accra and its suburbs. Your estimates are shoddy. What makes an area desirable?Which areas have rising property values and why? Good start but more work and better real estate reporting is needed from you!

  I think their assessment is based on the Sq feet. But definitely you shd not why some areas are higher than others. Good facilities , crime rates, noise making and the beautification of the area are some of the factors th ...

  I think their assessment is based on the Sq feet. But definitely you shd not why some areas are higher than others. Good facilities , crime rates, noise making and the beautification of the area are some of the factors that impact the value of houses. The value of the land too comes in. It's not based on the raw materials since at a given time all things being equal prices of raw materials will be the same on average in accra unless the distance comes in. This is why airport n east legon residential areas are commanding higher prices. Economics is at play here.
