We quote "freedom and justice" on our coat of arms. If my tenant wants to pay me a year's rent advance, why should I not be allowed to accept it? Is that freedom? Is that justice? It would be different if the tenant doesn't want to pay more than 6 months, but sometimes a tenant rather wants to pay 2, 3, 5 years advance, so the rent is not increased every time. Why should any law prevent my tenant and I from signing such an agreement?

This man has problem paaa.he should go and enquire why at that time 6 months rent advance was made.....the reason was nobody was in Accra particular that time and some regional capitals..and houses were in excess to population.... those time too civil or public servants after retirement cherish going back to their hometowns or villages to enjoy their retirement with their families so Accra has few population with many houses looking for occupation so that law was made to entice working class....it was even landlords who proposed the 6 months..... Today no civil or public servants and his or her family is leaving Accra or big towns to their villages after retirement...those in government bungalows move out and rent, their adult children also go out to rent and population explosion in Accra and big towns added to SHORTAGE of housing hence the rent advance issue.....more so tenants themselves prefer longer periods than 6 months so that they take their mind from rent issue for longer period and plan new things..... Rent officer should call stakeholders meeting district by district to get more information to do his work well.

Why make such outrageous law, it could have been an advance for a year instead of the 6 months. A review shud be made for a minimum 6months and a maximum, 1year.
If this isn’t addressed, now tenants will end up paying more money per each month. If a rent is ghs500 per month, the year will be ghs6,000.
With this new law, the landlord wants to still make ghs6,000 so what happens is that the tenants will end up paying ghs1,000 per month for the 6 months, instead of the ghs500
